Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

STAY AWAY FROM American Home Shield! They sent out 3 low rated HVAC Companies from May 2017 to August 2017 and they NEVER FIXED it and just nad-aided it with repairs that never made it work right. Finally replaced air handler motor - miswired it and unit froze up solid and THEN develops a coolant leak not covered. They send someone out that leaves unit patched up but not working until a catastrophic failure caused by improper repair. They won't put any estimates in writing and estimates from companies they sent out don't leave any paperwork and won't put anything in writing and AHS won't put in writing the quote for repairs but want first over $1200 and then just over $800 - hundreds for... AHS has been the company I refer for every real estate transaction for both myself and office. That will be changing after a recent experience I had with them. My AC stopped working and theybsent someone out to fix it. The company that came to the house did not have the part. They said a week and then after that week said 2 weeks. This is in Phoenix, AZ while temps outside were 100+. I called AHS and they offered cash in lieu of service. They told me I can have someone come out and they will pay for the service. I used an AC guy that we always use and is very trusted. He found an additional problem of why the motor went out. The receipt was sent to AHS several times, and mostly they would... Read More

The worst home warranty company ever. Run, do not believe the lies. I have been with this company for 6 years. My water heater went out. It took 3 days for a service man to come out. He stated my portion will be 487.00 plus I paid 75.00 service charge. I pay 900.00 a year x 6 years. I have paid this company 5,400.00 over a period of 6 years and they not even reimbursing me enough money to pay for the water heater and nothing on the installation. I told them I will take the cash pay out and they said someone will be calling me to explain how it works and no one called. I contacted the warranty company today and they told me I will only get up to 429.00 when I submit the invoice.... Read More

I filed a claim before Christmas on my cookstove. It is the middle of February and nothing has been done about it yet. You cant find anyone in my area that works on Frigidaires so you do nothing. But you dont take it off my list and refund me the money Ive paid for warrenting it for 4 years. And then at the first of the year you go up on the premium. Everytime I call to talk to a superviser, no one is available and are suppose to call me back within 48 hours but never return my call!

Stay away from this company if you can. They do not honor their commitments. I had a toilet crack and leak, the plumbing company they sent out did not file the proper report to give e a credit towards a new toilet. In fat the technician sent out quit and no report was filed after I had been charged the $75. service charge. Many hours on the phone just trying to get y credit for a new toilet , and I finally had to just give up ad pay for it all myself. They are terrible to deal with and extremely uncooperative.

I became so disappointed with that service, workers that come to fix things in the house try to avoid fixing them giving some weird explanations but they are very good in taking money.

My heat pump has been broken for 6 months. American Home Shield has sent their repair company, ( Total Air Care ) another loser of a company, 9 times in 2 months . The pump is always working when they leave, SOMETIMES it even works for more than 10 minutes, but nevermore that 1 or 2 days. AHS is nothing more than a SCAM!!! They tell me they will replace the unit, all they need is for Total air care to recommend it. Total air care says "they will never do that" THEN AHS calls me to say they are going to offer me a buyout, I say GREAT , I know I will be WAY ahead with a new unit so I don't mind kicking in some cash. They say they are sending out a different company to get a second... Read More

This a lie they use the worst companies to fix your appliances and do not replace your appliances if needed instead they wait 3 to 6 months and then tell you it been to long and can't fix it .. they send in companies who charge you a fee and rank. Up the fee so you have to pay them tried of what it cost to get a new appliances when I called to complain they did not stand by me but the companies they use ..so no thier reputation is false

I do not know how these reviews got on but I am going to put my honest review here: 1. Customer service will take your order but plan on spending long time before you talk to someone 2. You may have to call more than once for them to get your service order correctly 3. They select the provider you don’t 4. You may end up with a good service provider or a horrible one 5. They will bandaid the needed fixing not a real fix service 6. I have been with them for two years until we had enough of their below average service 3. Three people I’m my neighborhood had the same experience

Last summer I called American Home Shield Home Warranty because my air was not working properly and the company they sent came out immediately. I told the repairman that my thermostat was not working properly and he just dismissed me. He did something to the air conditioning and it did cool but the thermostat still did not work properly. Then a little less than 60 days ago, I called ASHW about my heat, they sent someone out right away, he changed the filter and and I told him again, the thermostat was not working properly. Again, he dismissed me. He said my filter was stopped up and that was what was wrong...........Charged me another $100 to change the filter. Obviously, that was not... Read More
