The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

They have always covered the items needing repair. However we have had to make repeated calls to keep the process going. Had we not made these calls I have no doubt we would still be waiting for resolution. Living in a rural area is a challenge For them because they don’t have many vendors able and willing to work with them. We have heard from the vendors that the main reason they don’t like working with AHS is that AHS is very delinquent in reimbursing them for their work. To the point where some have dropped that relationship. Also I regards to the multiple phone calls we have made to AHS to obtain updates etc. we have been on hold for as long as 2 hours. My only complaint is the wait time when trying to get someone to answer your telephone call! I waited once for ONE HOUR and FIFTY-FIVE minutes!!! Another time was ONE HOUR and SIXTEEN minutes!!! The electric company was fantastic! He said that he would come at a certain time; couldn't make it and told me he would be later and came and finished the job in a timely manner! He was friendly and courteous!!

Not telling people anything they don't already know, but here's how AHS scam works when it comes to expensive repairs (e.g. a furnace): Replacing a furnace costs $4500 in my area. AHS only reimburses the contractor $1200 or so. The contractor has to make up the difference (they are a small business, after all), so they charge the customer the remaining $3300 for "ductwork modification," "fuel line modification," or other items that the AHS contract specifically doesn't cover. The contractor gets paid, AHS gets away with paying 1/4 of the actual cost of repairs, and the customer is left holding the bag. Saner options like getting a different unit so that there are no modifications, etc.... Read More

Be warned the many, tiny loopholes in the American Home Shield Warranty. For example, while repairs are covered, access is not. AKA I am supposed to lift the dryer off my stackable washer/dryer so they only have to pay one repair person instead of two. To me that is completely unreasonable. The repair person said he was happy to send a two person team, but AHS said they won't pay for that. Basically have thrown my money away on this. I'm cancelling today.

whirlpool washing machine needed replacement. it was replaced with a GE washer not a whirlpool and took over a week to be replaced.

This is the worst service I have ever had! They do not respond to messages on FB, and their phone time wait is horribly long! They keep giving me a different excuse for why they have not paid, and have now denied the claim for false reasons! How can I get them to resolve this claim... their negative review rate on the BBB site is 96%!!

As a new homeowner I purchased a home warranty so that I could feel a sense of security. I wanted a tool that would enable me not only to save money but most importantly to deal with reputable companies because there is a certain automatic vulnerability when you need a repair of any sort. I'm dissatisfied with American Home Shield because I feel they fail to protect me as their client by not better scrutinizing the practices of their repair contractors. I have had multiple encounters with their contractors and thus far it is always been a an additional stress to protect myself from being overcharged or fighting about work that is done poorly. The AHS service was outstanding! The only criticism I have is regarding the delivery of the dishwasher that was replaced. The company that delivered and was supposed to install the new dishwasher, Barlow Delivery, was below par. First they placed the new dishwasher in the carport and attempted to leave without installing it. When a quarter inch sliver of wood in the top right hand corner of the cabinet prevented a small corner of the plastic shroud of the dishwasher to fit easily, they walked away and told my renter that American Home Shield had to be called again for another service call.
