Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

I have been a customer for over 25 years. Service used to be much better and that's what kept us renewing our contract year after year. In the past few years the service has deteriorated. The wait times on calls to the customer center are horrendously long. The staff is very curt and to try to get someone to be sympathetic is a miracle. I just cancelled. Their contractors are not as good as they used to be. I recently had a plumbing issue and they left me literally hanging out to dry. Not only did they not perform the repair, the contractor possibly caused more damage. We own three properties and have now decided not to used them at all.

I have been with AHS for almost 10 years and I have been pleased possibly because the number of issues had been few. Just recently our Samsung dryer stopped heating and AHS sent a technician to repair it (replace fuse) - I was charged a service fee $75 + tax (something new that was not there before). Then in about 65 days dryer stopped heating again and the technician came out and replaced the heating element (another service fee + tax). Then in another 15 days it stopped heating and while AHS said that it is withing the 60 day window there will be no service fee but the technician came out and said the heating element was fine but the wire connecting to heating element was burnt so AHS is... I've been really impressed with the service from American Home Shield. I bought my house and within the first year so many things went wrong. AHS covered everything just as they said they would. It saved me thousands of dollars. Their customer service folks and contractors are always really friendly and professional. The only reason it's not 4 stars is that it's always a very long wait to get through on their phone lines.

Quite simply, AHS is a fraud. They take your money and then refuse to help you. They send unlicensed "contractors" to do sub-par work and leave customers without heat, water and other essentials. Wait times on hold for TWO HOURS or more, then they hang up on you when you complain. No email addresses or any other way to communicate with them. They delete negative comments and give a false impression that their customers are happy. THIS IS A TERRIBLE COMPANY< DO NOT DO BUSINESS WITH THEM

My heat (split package unit) went out on 12/28/17. It is now 2/14/18 and I’m huddled around a space heater in my living room, still without heat. The bigger issue I have is with the contractor that AHS sent to my house, who has proven inept at best. I’ve spent hours waiting on the phone for a live person hoping to prod them along to correctly and completely diagnose the problem and then bring the proper equipment for the repair. Things may have been better if AHS actually took ownership of the issue considering it is their contractor, instead they act as though they are nothing more than a middle man pushing papers through the system. Maybe I’ll take the monthly payments I give them and... Read More

AHS service has deteriorated to the point that after 20 years I have cancelled my contract and will never use them again. After AHS was bought out by ServiceMaster they became worthless. Hold times average 45 minutes. The call center people are poorly trained and there never seems to be a knowledgeable supervisor available. My last 2 service calls took more than 3 weeks to resolve issues and were not handled until I contacted executive relations. Both of them cost me money. AHS claims to replace old appliances but they will only approve band-aid repairs until your system falls apart. My hot water heater was repaired 3 times in one year and each time I was without hot water for... Read More

I have had my water heater break down. It is 20 years old. When the service man came, a he found was the heating element needed replacement. I was so relieved. Next my air condition was giving me problems. The repairman was here about 4 times in two month. The unit was 19 years old. The day before I went on a trip, they put on a complete new unit. I was so grateful!!! I have relied on American Home Shield for a while. I've never been disappointed on the service people they have sent.
