For the sake of education and peace-of-mind, this company provides a sample contract and quote calculator on their website. In exchange for a $75 administration fee, they also offer a pro-rated refund if the initial 30 days have expired.

Cancellation Policy

Select reserves the right to cancel the service contract in the event of fraudulent conduct or misrepresentations by the customer, failure to make the required payments, or upon agreement. The customer may cancel the agreement within 30 days from the order date of the agreement and will be entitled to a full refund only if no service has been provided under the contract. After 30 days, the customer may receive a pro-rated refund for the non-discounted annual plan cost. The customer will be charged a $75 cancellation fee, plus any service expenses incurred by Select Home Warranty.

Pretty great warranty service in one week service time on my dish washer including new part installation. Easy to follow up through the phone and internet system. Technician great help and knowledgeable. Will recommend

Select Home Warranty has denied every claim that I have submitted, despite the legitimacy of each claim. My current claim should be covered under my plan. My water heater is non-functional, and pouring water out onto the floor. It took over one week for a service person to come out to check on it. The service person they sent to check it said it cannot be repaired and must be replaced; however, Select Home Warranty denied coverage of the claim, calling it a leak and saying it is not covered. As the wife of a handy man in the past I watch companies that are hired by Select and to this date they have never let me down. With so many warranty companies I am glad I used them.

I would not recommend this company to my worst enemy I paid for over a year to this company had never used them and then when I did need my AC fixed they told me they don't cover freon most ridiculous thing I ever heard, when I first called them I told them I live in a two-story townhome and they need to bring a tall enough ladder the repair guy showed up with a regular size ladder I had to borrow one from the maintenance crew they sent someone out here that could barely speak english, he charged me $60 for doing nothing!!! I would not recommend this company to anyone.

My comment is given between Select and how they handled my claim and the repair company. Select was on time and did great in setting up the claim. The worker was late to the appointment and did a very quick although very good job.

DO NOT PURCHASE THIS HOME WARRANTY!!!!! This is a scam in my opinion. Out of three claims, they found a way out of all three of them. On top of that, they kept changing thrie story and flat out lied to me about everything. I cancelled as soon as I could to get away from them. They ended up costing me over $1000.00. They should be in prison for fraud.

On roof leaks this warranty is worth the value without hesitation. My house was built in 95 and has had two roof leaks in a span of one year. The same roofer came twice and patched the hole. Very clean and very hospitable. I highly recommend.

I am very surprised at the outcome of my home warranty claim. I thought they would just replace some parts on my toilet. The plumber was on the phone with Select and they agreed to a brand new toilet! It was a basic but very nice model and it fits my bathroom style very well.
