Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

I had a furnace with an extremely noisy fan. It was so noisy that I could hear it from outside of the house in the garage. The furnace specialist ordered a fan for $360, but AHS would not pay for it since the old fan still worked although it was so noisy. I had to pay for the fan. I am going to cancel AHS next year and get another company who is more reasonable. No one could live with the noise this fan made.Horrid policy.

The service person called immediately for appointment, arrived within the assigned time, and found the problem and performed the service expertly. Have had no further problems. As no one reads contracts as thoroughly as they should, I missed the part about the charge for additional Freon for the A/C being not included in the fee. I think you should put this in bold print or something to make it more apparent when reading over the contract. The previous Home Warranty service I had (HMS) did not charge extra for Freon and I only paid the deductible fee and only AFTER the service was performed. On your Website, I read several negative reviews. I hope I haven't changed from one service... Read More

American Home Shield gives nice piece of mind. However, some problems in your home are simple. I learned this lesson the hard way when I paid a $75 service fee to have a plumber come and literally tighten a connection to a spigot. I could have done it myself. I wish he would advised me of that. He was there for less than 10 minutes and it seemed like a monumental waste.

This company left us without a dishwasher for a month. Instead of just replacing the dishwasher they rebuilt it. A new tub, motor, soap dispenser. Also, they take forever to process your payments. I really don't know how they stay in business.

My refrigerator has been broke for 6 months!! I am on the 3rd service company. Between the 3 companies, all kinds of parts have been replaced and Freon added multiple times. I still have the same problem. They have tried to charge me the 100.00 service fee over and over and finally said that I didn't say the right thing when I opened a ticket. I was also told that I need to call, not go online for an ongoing problem. If you call, the wait time is 1 hour and sometimes the phone hangs up on you and you have to start that 1 hour all over. I have talked to 2 supervisors and have called the department for a replacement. My call was not well received. My contract states that if the item... Read More

We have been an AHS member for several years along with other family members and I have convinced co-workers to switch to AHS. We have always had excellent service with AHS except for the current service call on our central air conditioner. The initial call was placed, a technician came and said there is definitely something wrong that the rooms nearest the unit do not cool. So he tells us he is going to gather his things outside. So we are waiting for him to come back in and give us a ticket so we can pay him $75. So we wait, and wait, and wait so I go outside to see what's taking so long and HE IS GONE. We waited a week to hear back from him or AHS. WE HEAR NOTHING. We start... Read More
