Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

Whenever I have called American Home Shield regarding issues with vendors or just questions the staff has always been so very helpful and always accommodating. I appreciate the kindness with helping to explain and understand. The only reason I gave the rating a 3 is every time I have called I have been on the phone on hold for 35-over and hour. This isn't something that is acceptable as a consumer. Both my husband and I work full time jobs and are busy with our wonderful 5 children but that leaves no time to sit on hold waiting for an update on a claim. Possibly would suggest looking into an emailing system. Id be willing to use that and wait for a response for a couple days vs.... Read More

I did not realize I would have to pay $107 for a service call by an approved vendor.

So far the claims we have made with American Home shield have been taken care of. Some of the contractors they use have been less than satisfactory, that's the reason for only 3 1/2 stars.

I had total of THREE ceiling fans with issues. I wasn't sure if the service person would fix any of them. 1. ceiling fan not making noise, but person in upstairs room could hear the hum of motor. I heard it, but it's just white noise to me. Hard to hear. (I had to insulate the ceiling, so AHS really couldn't help. We're also adding a carpet in the room above the fan.) 2. Ceiling fan making noises, lubricate? The guy just screwed the housing of each light and noise stopped! We all re-tighten the tiny screws to the glass, but I never thought to turn the housings! 3. Best one: the ceiling fan in my bedroom kept blowing the lights out, one at a time within a couple weeks, since late 2014.... Read More

Service is horrible. The replacement parts used are extremely cheap and in some cases not even working. Repairs are based on riging things up so you end up making the repair yourself or seeking help and paying for it yourself as well. This is a huge rip off. Not only have I paid multiple $75 fees for the same issues, along with dealing with disreputable repair companies, but the issues are never actually resolved! Stay away from this nightmare!

Because of Hurricane Irma, I was not able to get an AC Technician and it took three days to get someone at my house to fix the AC unit. However, the technician that finally showed up was very helpful and tackle the problem right away.

It is painful getting in contact with a living human. We were on hold for an hour. You cost me $1000, because I had no AC in summer, and your "preferred " company was not even going to get to us for a week. We had to go to a hotel. The company was some mega regional organization. After forcing the matter you brought in a second local person who came in a couple days. It is like you expect people to only call for an inconvenience, not an emergency. Loosing a dishwasher, stove or washer is an inconvenience. I see waiting a few days to get help, maybe. However, not having AC or heat needs a different level of urgency. You should let us get whomever we can get out... Read More

I am very dissatisfied with AHS. Overtime they send someone its someone who barely speaks english and if asked any questions they respond as if you are stupid for asking.
