Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

After reading several customer reviews,it is quite obvious that AHS tries to be professional and competent, but they have way to many unsatisfied customers for me to consider them as my service provider!! All these companies have the same thing in common when it comes to claims,...if there is the least bit of a question on a valid coverage,..they balk at paying. That insults the intelligence of the customer and leaves a bad taste in the mouth of the consumer, not to mention lousy customer service! Shameful....

We have placed a couple of service calls with AHS. The first one was when our oven failed. We made several calls to find out the status of the repair. It took 6 weeks to get authorization for a part to be ordered. That means 6 weeks without our oven. Currently we have a repair order in for our central air unit. The tech said he believes the whole unit should be replaced as it is over 16 years old. However, AHS has only authorized the compressor to be replaced. Now keep in mind that AHS only pays $10.00 per pound for refrigerant and the company putting the compressor in charges over $100.00 per pound. A new compressor holds about 7 pounds of refrigerant. (Do the math) Now,... Read More

I have been a customer of American Home Shield (AHS) for 19 years. My problem is with one of my garage door openers that is 25 years old. The garage door failed to close on 5/22/2017. I have previously had AHS service on this unit in 4/2017, 6/2016 and 7/2015. Since this would have been my 4th call ($75.00 each) on this unit I decided to phone the company. After speaking with service rep Sandy I was transferred to the "Authorization Unit" and spoke with Tanika. No progress so I asked Tanika to have her supervisor contact me. On 5/23/2017 supervisor Amy called. After speaking with Amy she suggested that she have a different contractor come out and look at the unit. I agreed and he came to... Read More

American Home Shield provides poor customer service. The following issues have occurred including extremely long waits to speak with a customer service representatives as much as 40 minutes after four days of attempts. Whenever you call morning, noon, or night, the recording indicates that there is a wait of longer than 10 minutes. Also, the customer is held strictly to their contract, however, American Home Shield has changed its policy regarding payment for service fees. This change was never communicated to the customers in writing. American Home Shield does not vet the companies providing service to its customers. Some of these companies have poor ratings similar to American... Read More

I had American Home Shield. We had a leak in the water heater and they sent a company in two days. We replaced a 12 year Bradford White unit with a 6 year Bradford White unit. The plumber replaced copper pipe for the pressure valve with PVS and had to do an upgrade by cutting a hole in sheet rock no wood and pushing a 3 ft. 6 inch pipe through it. We paid a little under 600.00 dollars. They also did not fix a bearing on my washer or replace it. It makes a great deal of noise and vibration when it is spinning. Needless to say, we did not renew.

We have been with American Home Shield for 4 years. Yesterday we requested service for a leaking faucet in our guest house. The plumber came to the house today but when he phoned AHS they told him the guest house was not covered. Our contract specifically says "Single Family Residence under 5,000 square feet and Guest unit." This is the first page of the contract which includes our address and the annual/monthly cost and signatures. I called AHS, waited on hold for 30 minutes, then was told it wasn't covered. I read the contract to the AHS representative but she insisted it wasn't covered -- even though my contract say it was. I asked to speak to a supervisor and was put on hold again.... Read More

We had an issue with our A/C unit. The service tech came out with in 2 days. Then the company sent salesman out to try and sell us a new unit. We decided on repair. They ordered the part and we called them 8 days later to see if they got the part. They gave my wife the phone number to the parts distributor and told her to call them only to find out they have had the part for 2 days and we're waiting for the contractor to come and get it. They sent a technician to our home without the proper tools to complete the job. They rescheduled and the tech called 2 hours late and he still didn't have the proper tools. This has been going on for almost a month and our unit is still not repaired. I... Read More

I have called the representatives at American Home Shield twice in the last year. They were pleasant, well trained, and quick to get started to help us resolve our problems. They followed up to make sure that we got the contractor help we needed. The warranty covered everything we expected with no problems or hassles. We had an AC unit not working. Their contractor was outstanding. They repaired the unit quickly and took great care of our home during the repair. Our expense was the refrigerant, as described in the warranty. We then had a water leak from a faucet that stopped working properly. The faucet was one of two in our master bath. They paid to replace the bad faucet, and... Read More

I have been with this company since 2010 when purchased my house. This is the first time I have used this company in 7 years and their repair service sucks. The tech was very unprofessional and got frustrated because I asked too many questions and said call another company. Never completed diagnosing my problems with my air unit and I am still required to pay the $125. I am very disappointed with the 2 star rated company they sent to my home.
