Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

If they would communicate with their customers in regards to their repair visits and how to proceed I would give them another star. We've had an ongoing issue with our hot water heater and they have yet to contact us, as the repair man said they would. We've also had an issue with the original contractor that was assigned the water heater repair cancelling the service request. We were never notified by either, nor were we reassigned a different company. After numerous calls to AHS and the contractor I had to resubmit for a new contractor. The other multiple warranty repairs have been perfect, that's why the 3 stars.

AHS does not reimburse for items that higher than a couple hundred dollars, even if it is clear in the contract they reimburse for whatever they want. I do not recommend this company.

My first experience using American Home Shield was to fix a dishwasher in a home I purchased earlier this year. All it took was a call, and the repairman was out the next day, fixed the problem in 15 minutes and saved me the cost of purchasing a new dishwasher. The repairman was courteous, professional but friendly and I soon will be calling them again to fix my washer when I'm back in Florida.

American Home Shield sent out a company to check our AC unit. They were totally incompetent and mis diagnosed the problem. When we called American Home Shield to complain ( two times) we had to wait over an hour on the phone both times. The problem is still not resolved and it has been over two weeks. We are waiting on a response from American Home Shield. We feel we deserve a refund for the service call and repair charge as noting was repaired. The company they sent out had terrible reviews on the BBB we are still surprised that they send their paying customers to someone so disreputable.

They make you spend hours on hold and management does NOT return your calls. They will then find any reason whatsoever to not pay to fix the problem.

I used American Home Shield from October 2014 until I sold my home in September 2017. I had to use the warranty approximately three times per year. Every time, they were very prompt with having someone contact me within 24 hours and the contractor was always prompt with coming out. Both AHS and the contractors were always professional, courteous and resolved my issues to complete satisfaction. If I ever have to purchase a home warranty in the future, I will definitely purchase from them. Thank you AHS.

American Home Shield was part of the package when we bought our new home. We have used it several times within the first year, saving us hundreds of dollars! Thank you American Home Shield!

The only issue I have with American home warranty is the second time I use them the people that were supposed to come out to look at my furnace, United air temp, never called never showed up yet I was charged $75 for a trip that was never made. I ended up calling somebody else they came out that day and fix my furnace. Then when American home Shield kept losing my account information I had to keep reentering my account information online and the last time I did they took the $75 out of my checking account for a job that was never completed. Other than that the last two experiences they have been great I'm just very upset that I had to pay $75 for a visit that was never completed .

I'm consistently getting billed for a service redo. It's been three mints and four phone calls. Each rep tells me the bill will be taken care of bug I get emails and letters for $75 overdue service fee. I want it to stop. Also, AHS is getting rid of good vendors and keeping vendors that are sub par.
